Project Overview
The RTG Solutions team completed a targeted commercial roof repair for an agricultural barn structure located right in our hometown of Lock Haven, Pennsylvania. The client requested repair of the roof and exterior roofline components after multiple problem areas were identified, including missing metal panels and deteriorated edge conditions that left the structure vulnerable to wind driven rain and ongoing water intrusion.
This project focused on restoring the building’s weather barrier without overbuilding the scope. Our crew replaced missing tin panels, installed new tin where needed, sealed exposed areas, and addressed roofline components that often become failure points when they are neglected. The work was completed over two days with a two person crew, keeping the site controlled while still delivering a meaningful improvement in leak resistance and long term durability.
Location
Lock Haven is our home, and we know all too well the chaos the weather can bring! It sits in the Central Pennsylvania weather pattern where roofs repeatedly cycle through heavy rain, wind events, freeze thaw stress, and seasonal temperature swings. On metal roof assemblies, those conditions tend to punish the details first: missing panels, loose fasteners, edge metal, transitions, and roofline components that allow water to work behind the system.
For agricultural and light commercial structures, the risk is rarely just that it will look bad. When water intrusion is frequently happening, the building’s framing, interior surfaces, and stored equipment all become part of the repair cost. This particular repair was scoped to close obvious entry points, restore protective coverage, and stabilize the roofline so the structure performs predictably through the next set of seasons.
Repairs and Materials
This project centered on metal roofing repairs, using new tin panels to restore coverage where panels were missing or compromised. We removed and replaced problem areas, reinforced and sealed exposed conditions, and completed repairs in a way that supported future serviceability. Our goal was not simply to “patch a leak,” but instead to rebuild the basic integrity of the assembly so the roof sheds water the way it was supposed to.
In addition to the metal panel work, we replaced soffit and fascia components that were no longer doing their job. Those pieces controlled how the water would exit the roof edge and how the wind driven rain that we have all come to expect in Pennsylvania behaves at the perimeter. When roofline components fail, even a solid field of roofing can still perform poorly at the edge, especially in windy and wet conditions that we get here in Lock Haven.
About the Client
Our client’s priority was to restore the roof and exterior components so their barn would be protected from recurring water intrusion and avoid the escalating cost that we often see comes from letting a metal roof degrade. For barn and agricultural facilities, roof performance is obviously essential. When the roof fails, the building becomes harder to use, harder to maintain, and more expensive to repair later.
Our RTG Solutions team approached this as a practical commercial roof repair, with a defined scope and clean closeout. Our work focused on visible failure points that create repeat leaks and on the roofline details that determine whether the repair holds up over time.
Project Scope
- Replace missing tin roof panels to restore continuous coverage.
- Install new tin where needed to reinforce repaired sections.
- Seal exposed areas and repaired transitions to reduce leak risk.
- Replace soffit and fascia components to restore roof edge protection.
- Remove existing clear panels and replace with tin panels where required.
- Complete the work in two days with a two person crew, using controlled staging and site safety practices.

Quality Highlights
On this barn roof repair in Lock Haven, our team at RTG Solutions focused on the details that most often drive repeat leaks on metal roofs: missing or compromised panels, exposed transitions, and roofline conditions that let water work behind the system. The highlights below reflect the specific repair choices that restore dependable weather protection and keep future maintenance straightforward.
Detail first repairs that stop new leaks
Missing panels and exposed edge conditions were corrected so water is pushed back outside the system instead of being allowed to travel behind it.
Roofline restoration that supports long term performance
Soffit and fascia were replaced to stabilize perimeter behavior, which is where many “repaired” roofs still fail later.
Clean closeout for the client
The repairs were completed with practical materials and workmanship that support future inspection and straightforward maintenance.
