Project Overview
This project for Motters Insurance was a focused roof repair and preventative maintenance visit. The building has a low-slope modified bitumen roof with very little pitch (roughly 1/8 inch per foot or less), so drainage details mattered significantly. On roofs like this, a clogged drain or a tiny opening can act like a slow leak faucet you can’t shut off.Â
Our team at RTG Solutions handled a focused repair scope on a modified bitumen roof, addressing punctures and wear points, tightening up key details around penetrations, and restoring drainage by clearing and repairing a clogged scupper. It was a one-day job designed to stabilize the roof, cut down the leak risk quickly, and keep the building in good working order without pretending it needed a full replacement.
Location
Jersey Shore sits in the same Central PA weather pattern that chews up roof details over time: steady rain, summer heat that bakes sealants, then cold snaps that make materials move and crack if they were never detailed cleanly in the first place. Add leaves and debris, and drains become a major problem fast.
On commercial roofs in this area, drainage is usually where the story starts. Once water backs up, it finds the easy paths: seams, old patches, and penetrations. Getting water off the roof, then locking down the obvious entry points, is often the difference between a manageable repair and a slow, annoying interior problem.
Roof System and Materials
The existing roof system was modified bitumen, so the repairs focused on the things that actually fail on that type of roof in real life: punctures, worn spots, penetrations, and drainage points. Several areas were probed and prepped, damaged sections were repaired, and patches were installed where the membrane had been compromised.
Drainage was a priority. The scupper area was clogged and holding water, so it was cleaned out, repaired, and left in a condition where it can move water instead of collecting it. Penetrations were also addressed with sealant work where needed, including around pipes and other rooftop details that tend to loosen up over time. Debris and old rooftop items were removed as part of the cleanup so the roof surface was not left fighting the same problems again next month.

Quality Highlights
When you see ponding water on a low-slope roof, it usually means two problems are happening at once: water is not leaving like it should, and the roof has enough small weak points that the water has time to work its way in. This project focused on both. Drainage was opened back up at the scupper, punctures and worn areas were repaired, and penetrations were sealed so the roof could get back to doing its job without constant babysitting. The end result was a cleaner roof surface, fewer obvious failure points, and a more stable system going into the next stretch of Central Pennsylvania weather.
Drainage corrected at the source
Clearing and repairing the scupper took away the roof’s main bad habit: holding water. Once drainage works, the rest of the repair work actually has a fair shot at lasting.
Targeted membrane repairs where leaks usually begin
Punctures and worn areas were repaired directly on the roof surface, with prep and patching that fits the realities of modified bitumen systems, not a quick smear-and-go approach.
Cleaner roof, fewer repeat problems
Removing debris and leftover rooftop clutter sounds minor, but it keeps drains open, reduces surface damage, and makes future inspections and maintenance a lot more straightforward.
